What an Airbnb co-host does

A co-host is someone the listing owner adds on Airbnb to help run the listing. The owner keeps the listing and the property, and decides what the co-host can see and change. What the co-host actually does, and what they are paid, is between the two of you. Put it in writing.

  Works if you live within 30 minutes of the property and can answer guests within an hour or two.

• Co-host

  10 to 20% commission

  You keep the listing. The co-host runs the parts you agree on: guest messages, pricing, cleaners, check-ins.

• Management company

  20 to 35% commission

  They run everything, usually under their own processes. Common for resort and outskirt properties that need someone on site.

How we run our own properties

• Before and after photos of every turnover clean, with a timestamp, checked before the next guest arrives.
• A walkthrough of each property every 2 weeks, and a deep clean every 2 to 3 weeks.
• Guest ID collected before arrival. Form C filed within 24 hours for every foreign guest.
• GST reconciled every month.
• New listings priced to win the first reviews, then raised. Weekends priced above weekdays.
