The book
The Indian Airbnb Playbook
The Operating Manual for Hosts Already in the Game
GST, housing societies, state registration, pricing and reviews for India's short-term rental hosts, in one place. Most hosting guides start with why Airbnb is exciting. This one starts with what keeps your business legal and solvent.
By Tejovanth N, who has run Airbnb flats in JP Nagar, South Bangalore, since 2019. Seven running today.
The problems that close Indian hosting businesses are local
Bad reviews rarely end a hosting business here. These do:
- You crossed ₹20 lakh in bookings and nobody told you GST registration was now due.
- Your housing society says short stays aren't allowed, and you don't know if they can enforce it.
- A foreign guest checked in and you had never heard of Form C.
- Every new listing in your area is cheaper than yours, and you are not sure whether to follow them down.
Who it's for
- You have at least one property live, or about to go live.
- You want the rules, the numbers and the systems in one place, not 40 YouTube videos.
- You run one to ten properties and do most of it yourself.
Who it's not for
- You are still deciding whether to host at all. Start with the free guides instead.
- You want a get-rich story.
- You want someone to run your property for you.

Who wrote it
Tejovanth N has run short-term rentals on Airbnb since 2019. It started as a retirement project for his parents: one vacant flat in South Bangalore. It grew into RRM Stays, with seven flats running today around JP Nagar, and four more run along the way.
He runs the portfolio with a team of three, handling pricing, guests, maintenance and listings across several platforms. He is a software architect by training, and builds the tools at BetterBnB out of the systems in this book.
Every GST figure and every rule in the book is one he has had to work through for his own flats.
Questions
- What do I get?
- A 169-page PDF: 16 chapters in five parts, plus six appendices. The Manual + Vault tier also gets the vault tools listed below.
- Why do I have to sign in to read the sample?
- Your sample, your copy and your updates are all tied to one Google account. There is no separate password to keep track of.
- What happens when GST or Airbnb rules change?
- Every buyer gets every update until June 2027, by email, with a short note on what changed. The running record is on the changelog.
- Is this legal or tax advice?
- No. It is one operator's account of running short-term rentals in India, verified as of June 2026. Confirm your own position with a CA or a lawyer who knows your state. The book helps you walk in knowing what to ask.
- I'm not hosting yet. Should I buy it?
- Probably not yet. Read the four free guides first. Come back when you have a property live or close to it.
- Can I pay in rupees?
- Yes. Prices show in rupees in India and in US dollars elsewhere. You can switch currency above the price table.
